PREVENTIVE MAINTENANCE
FURNACE SAFETY CHECK

  1. Check heat exchanger for cracks or leaks.
  2. Check for carbon monoxide (CO).
  3. Inspect and clean main burner.
  4. Inspect and clean pilot.
  5. Inspect/clean igniter and flame sensor
  6. Check flame to make sure it is burning correctly, adjust as needed.
  7. Check gas pressure, adjust as necessary.
  8. Lubricate bearings and motor as necessary.
  9. Check furnace air filter.
  10. Check operating and safety controls.
  11. Inspect ventilation from furnace exhaust for cleanliness or cracks.
  12. Make necessary adjustments for efficient operation.

AIR CONDITIONING 10 POINT CHECK

  1. Check compressor.
  2. Check refrigerant charge.
  3. Check and adjust fan speed and belt tension.
  4. Lubricate blower bearings and motor.
  5. Check or replace furnace filter.  (Filter not included)
  6. Check drain line.
  7. Check air temperature difference across refrigerant coil.
  8. Test complete system operation.
  9. Make necessary adjustments for efficient operation.
  10. Check and clean condenser using co2 or standard water pressure.

HUMIDIFIER

  1. Clean inside of humidifier
  2. Check operation
  3. Clean drain line
  4. Replace humidifier pad (pad not included unless noted)

AIR TO AIR EXCHANGER

  1. Clean filters
  2. Clean drain line (if applicable)
  3. Clean air intake screens (if accessible)
  4. Check operation

ELECTRONIC AIR CLEANER

  1. Check operation
  2. Clean cells (additional cost)

UV LIGHT

  1. Check operation
  2. Replace bulbs every 2 years (Bulbs not included unless noted)

PURE AIR

  1. Check operation of UV light
  2. Replace filter every year (Filter not included unless noted)
  3. Replace bulbs every 2 years (Bulbs not included unless noted)
  4. Replace titanium core every 2 years (Core not included unless noted)

ZONE SYSTEM

  1. Check operation of all dampers & thermostats
